Building Survey London | Commercial Building Surveys | Measured Building Surveys
Why do I need a building survey?
Purchasing a property, or planning to make major alterations to a building, can be exciting and daunting in equal measure. A building survey will help you find out more about the condition of the property in question, and highlight any building issues that may not otherwise be obvious. The findings will provide you with a greater insight into the building you are about to take on so that proper action can be taken. A survey report can also act as a powerful bargaining tool to help negotiate the purchase price.
At Squarepoint Chartered Surveyors, we offer a full range of commercial building surveys to help with your property purchase and construction-related requirements. These include:
- Acquisition Surveys
- Building Surveys
- Condition Surveys
- Disability Access Advice and Surveys
- Home Surveys
As Chartered Building Surveyors, we can also arrange for a variety of specialist surveys to be carried out, and prepare expert reports concerning damp, drainage, structural problems, timber decay or asbestos.
RICS Condition Report
A Level One survey that shows the condition of the property, a RICS Condition Report will highlight urgent defects and is aimed at newer and conventional properties.
The RICS Building Surveyor will conduct an in-depth visual inspection of the property in question, and compile a report that is designed to present the surveyor’s findings clearly, using an easy-to-understand colour-coded ‘traffic light’ condition rating system to illustrate any serious issues.
RICS Building Survey
Highly recommended for larger or older properties, or if you are planning to carry out major works, the RICS Building Survey is a comprehensive Level Three survey. The report will provide you with a detailed analysis of the condition of the property, including any advice on defects, repairs and maintenance recommendations.
A RICS Building Survey is suitable for most properties including those of unusual construction, in a dilapidated state, buildings that have had major alterations carried out, or where there are plans for major renovations or conversions. The commercial survey report will provide a detailed account of the property’s construction and its condition, including roof, chimney, ceiling, wall, floor, doors and windows.
